1.Planning
In Phase 1, we start by gathering essential information to design and build your dream home on your purchased land. This includes determining your basic floor plan, size requirements, and budget.
You'll receive a Custom Design Questionnaire, which we'll review during the Initial Design Concept Phase.
During the Initial Design Concept, you'll meet with Brandon to discuss your questionnaire, as well as any pictures, drawings, or specific ideas you have for your home. Brandon will gather all necessary information to kickstart the design process.
As part of our feasibility study in Phase 1, we conduct an onsite evaluation of your property. This involves reviewing HOA/POA requirements and identifying water, electric, and septic providers. We'll also address pre-construction needs and schedule our next meeting.
2.Design Refinement
Moving into Phase 2, we refine the preliminary plans based on the concepts developed in Phase 1. Any changes made during the concept phase will be incorporated and reviewed, with updated estimates provided.
You'll collaborate directly with our drafter to finalize the interior design details, including electrical layout, special features (like TV or specialty plugs), and finish options for walls, fireplace, cabinets, and more. Exterior options such as screen porches or specialty trusses will also be discussed, along with finishing touches like paint, hardware, and landscaping.
3. Finalization
In Phase 3, we conduct a comprehensive review of the finalized plans and site plot layout. We address any additional construction needs identified in earlier phases and finalize specifications, pricing, and contract details.
During the final meeting of the design agreement, we review the contract, specifications, and prepare necessary documents for HOA approval and financing. Once everything is approved and finalized, we sign the Contract To Build specifications and submit all required documents to the HOA/POA and financial institutions.
